As soon as this spring, Mashpee could become the first Upper Cape town with a recreational marijuana vendor.

M3 Ventures, better known as Triple M, is progressing toward opening a recreational marijuana facility on Echo Road in Mashpee, adjacent to its existing medical marijuana facility.

“We’re hoping to be open in the spring,” Lianne Ankner, the company’s president, said. “It’s been a long time coming.”

Triple M plans to open recreational sales from temporary structures attached to the existing medical facility until construction on a permanent 3,700-square-foot extension is completed, Ms. Ankner said.

In recent weeks, the lot adjacent to the medical facility has been cleared of trees and paved for a parking lot that will include parking for 71 vehicles and a queuing lane for 25 vehicles.

Within the next two weeks or so, Triple M plans to progress the site work to the stage when the installation of the temporary wings can begin, Ms. Ankner said.

After the temporary wings are installed, which could be as soon as January, the Massachusetts Cannabis Control Commission will have to complete an inspection and give final approval for the facility to begin recreational sales, Ms. Ankner said.

The target date for opening recreational sales is April, she said. The temporary structures will also require an occupancy permit from the building department before opening.

Once open, the business expects between 500 and 700 customers a day, Ms. Ankner said.

Kevin O’Reilly, the chief operating officer of Triple M, said recreational sales have been steady in Plymouth, where Triple M owns and operates a recreational and marijuana facility. Mr. O’Reilly said he expects sales to be similar in Mashpee when the recreational facility opens.

“We hope that there will be quite a number of people from the Upper and Mid-Cape, and over the bridge as well, that will come to Mashpee,” Mr. O’Reilly said. “Especially given that, as far as I know, the only others that are open for recreational sales are out in Provincetown.”

Mashpee residents voted against a ban on recreational marijuana at Town Meeting in fall 2018, effectively allowing the industry to open a recreational store in town. A zoning bylaw passed at the same Town Meeting limits the amount of retail marijuana stores to 20 percent of liquor stores in town, allowing for just a single retail marijuana store at present.

The Mashpee Board of Selectmen granted the only available host agreement for a recreational marijuana store to Triple M, which already operated the medical marijuana facility on Echo Road, in spring 2019.

The Mashpee Zoning Board of Appeals approved the 3,700-square-foot extension for the recreational facility in July 2019. When constructed, the permanent recreational store will use the ground floor for sales, a mezzanine area for housing security equipment, security offices and administrative offices and a basement area for storage, a meeting and training area and an employee locker room.

Ms. Ankner said a traffic study has found that a traffic light will not be necessary at the intersection of Echo Road and Route 130, as had previously been suggested. She said Triple M will be before the selectmen on December 21 to discuss the traffic light.

The temporary structures, which will allow recreational sales to commence before the completion of the permanent recreational store, were approved by the zoning board in August.
